Like many commercial properties across the UK, 78 New Oxford Street was confronted with the realities of a substantially changed marketplace following the pandemic – shifting work patterns, ESG, EPCs, lease flexibility, to name but a few.

The project brief required we address this ‘new world’ and as far as possible within the constraints of the building’s existing fabric – formulating a differentiated response that would appeal to a broad range of tech savvy organisations in search of flexible, ‘plug and play’ environments for work and collaboration.

Ideally located a stone’s throw from the bustling Tottenham Court Road, the completed scheme playfully reimagines the workplace - new entrance foyer, seven richly detailed office floors and new communal roof terrace space for those eureka moments away from one’s desk.
